1. General Information

These Terms & Conditions apply to all direct reservations and stays at Walnut Cottage Sintra, a privately managed holiday cottage located in Morelinho, Sintra, Portugal.

By completing a reservation, guests acknowledge and accept these Terms & Conditions.

2. Reservations and Payments

All reservations are subject to availability and payment confirmation.

Accommodation rates, applicable taxes, payment schedules and any additional charges are displayed during the booking process.

A reservation is considered confirmed once the required payment has been successfully processed and the booking confirmation has been issued.

Payments are processed through the payment methods made available on our booking platform.

3. Cancellation Policy

All rates are non refundable.

Guests are responsible for reviewing the applicable cancellation policy before completing their booking.

Any cancellation or modification request must be submitted in writing or through the original booking platform.

4. Security Deposit

A refundable security deposit is required for reservations.

The applicable amount, payment or pre-authorisation method, and release conditions will be communicated during the booking process or before arrival.

The security deposit is intended to cover damage to the property, missing items or additional costs arising from a breach of the accommodation rules.

Following check-out, the deposit will be released or refunded after the property has been inspected, provided no additional charges are justified.

Any proposed deductions will be communicated to the guest with an explanation and, where appropriate, supporting evidence.

Normal wear and tear is excluded.

5. Occupancy and Guest Registration

The accommodation may only be occupied by the number of guests specified and accepted in the reservation.

The property's registered maximum capacity is four guests. However, the maximum occupancy permitted for a particular stay is the number confirmed during booking.

The reservation holder must be at least 18 years old and must stay at the property throughout the reservation.

Only registered guests may stay overnight. Additional visitors require prior approval.

In accordance with Portuguese law, identification details of foreign guests must be provided for mandatory accommodation registration through the relevant official system.

6. Check-in and Check-out

Check-in: From 4:00 PM
Check-out: Until 11:00 AM

Guests will receive arrival and access instructions before their stay.

Self-check-in may be available through a secure key safe.

Early check-in or late check-out may be possible upon request, depending on availability and prior confirmation.

Guests must return all keys and ensure the property is securely locked when leaving.

Lost keys or damage to locks may result in a reasonable charge reflecting the actual replacement or repair costs.

7. House Rules

Walnut Cottage is located in a quiet rural village, and guests are expected to respect the property, neighbouring residents and the surrounding environment.

The following rules apply:

  • Smoking is strictly prohibited inside the cottage.

  • Pets are not permitted.

  • Parties, events and disruptive gatherings are not allowed.

  • Excessive noise must be avoided, particularly between 10:00 PM and 8:00 AM.

  • Guests must treat furniture, appliances, furnishings and outdoor areas with care.

  • Furniture and equipment must not be removed from the property.

  • Any damage or maintenance issue must be reported promptly.

Serious or repeated breaches of these rules may result in termination of the stay, subject to applicable law.

8. Cleaning, Linen and Towels

The cottage is cleaned and prepared before each arrival.

Bed linen and towels are provided for the registered guests.

Guests are expected to leave the property in a reasonably clean and tidy condition, wash used kitchenware and dispose of rubbish appropriately.

Additional cleaning or linen changes may be arranged upon request, subject to availability and any previously communicated charges.

9. Property Facilities and Safety

Guests may use the cottage, its private garden and the facilities included in their reservation.

Appliances and equipment should be used safely and according to the instructions provided.

Guests must take reasonable precautions when using the wood-burning stove and other household equipment.

Children must be supervised by a responsible adult, particularly in outdoor areas and when using heating or cooking equipment.

Guests should close windows, secure doors and turn off unnecessary electrical appliances before leaving the property.

10. Maintenance and Unexpected Issues

Any malfunction, accidental damage or maintenance concern must be reported to the host as soon as possible.

We will make reasonable efforts to resolve reported issues promptly.

Where access to the property is required for maintenance or repairs, reasonable advance notice will be provided whenever possible, except in emergencies.

11. Liability

Guests are responsible for damage caused by negligence, misuse or failure to comply with the house rules.

Walnut Cottage Sintra is not responsible for loss or damage to personal belongings unless liability arises under applicable law.

The host is not responsible for circumstances beyond their reasonable control, including disruptions to external utility services, severe weather or events affecting the surrounding area.

Nothing in these terms limits any statutory rights or liabilities that cannot legally be excluded.

12. Unforeseen Circumstances

If the property becomes unavailable due to unforeseen circumstances, guests will be informed as soon as reasonably possible.

An appropriate solution will be sought, which may include a refund of unused accommodation services, without prejudice to any applicable statutory rights.

13. Applicable Law

These Terms & Conditions are governed by Portuguese law.

Any disputes will be handled in accordance with applicable Portuguese and European consumer protection legislation.
